Snohomish County’s priciest homes

If a reality TV crew was to tour the most tricked-out houses of Snohomish County, they’d have to spend a lot of time in Woodway. The tiny town claims 18 of the county’s 25 most expensive homes, property records show. The rest are in Edmonds, Mukilteo, Everett, Stanwood and Arlington. How does a home make the list?

Waterfront views and privacy are the biggest factors in multimillion-dollar homes, said Carole Falleen, an Everett Windermere realtor who’s been in the business 18 years.

“Usually you get a lot of acreage or an absolute drop-dead view with over $800,000 or $900,000,” she said.

Few homes in the county have saltwater access due to the railroad tracks along Puget Sound, she said. Some of the most desired views are in Everett and Mukilteo, including Picnic Point, Marine View Drive, Shore Avenue, Harbour Pointe and St. Andrews Drive.

Million-dollar homes see low ownership turnover. They’re less likely to draw multiple offers — except in Edmonds, she said.

High-end houses tend to stay on the market longer, said Donna Gola, a 21-year real-estate veteran with Keller Williams Western Realty in Everett. They have better finishes, such as marble floors. Many of the homes are custom-built. They attract cash buyers.

“A lot of the families who bought them 30 to 50 years ago, they’re just turning them over now,” she said. “They keep them in the family. You don’t see them come up too often.”

Additional high-end areas in the county include Talbot Park, Harbor Lane, Mukilteo Lane and Chennault Beach, Gola said. Some expensive views also can be found in Warm Beach, Kayak Point and the bluffs near Tulalip.
