Suncrest Farms, an 82-acre plot of fallow land across Quarry Road from Granite Falls High School, is the future site of 327 single-family homes.
The preliminary plat approved by the council also includes four acres of parks and more than 11 acres of open space on a wooded hillside.
The plan incorporates a number of low-impact development techniques such as rain gardens and narrower streets, said Planning Director Ray Sturtz.
"It's a pretty standard subdivision," Sturtz said.
The housing development will be significant for a city with a population of 3,364.
The development area lies just inside the city limits. Robert Gregory, a veterinarian, lives next door to the development site in unincorporated Snohomish County.
Initially he had concerns that the horses he keeps on his property would be disturbed by noise from construction. He said that the city and the developer, Westcott Homes, have been accommodating, promising to keep him appraised of construction plans.
"I realize I'll probably have to move my horses when they drop some of the big trees, but they've been very cooperative," Gregory said.
Gregory has accepted the soon-to-change nature of his rural environs. "Progress is going to happen," he said.
