This week’s featured new construction is a condominium flat located atop the third floor of the Gregory building in the heart of downtown Edmonds. It has two bedrooms, 1.75 bathrooms, and commanding views of Puget Sound, the Olympic Mountains and the Edmonds-Kingston ferry from separate balcony patios facing Fifth Avenue and Walnut Street.

The secure building with underground owner and guest parking also includes a storage unit for each residence. The Gregory’s lower street level is comprised of five retail spaces. Two separate stairwells and an elevator provide entry and exit, with a common open area on the ground floor.

The building is pet-friendly and includes pop-down sprinklers, high-tech wiring, extra sound-proofing insulation and electric forced air heat that can be zoned by room.

Maple-tone laminate flooring covers the entry, giving way to tight-loop Berber carpeting that covers the main living area. Other features are wood-wrapped windows and nine-foot ceilings with extra-deep crown molding.

The kitchen has a two-tiered center island topped with granite tile. A breakfast bar serves as the upper tier, with a double-compartment, stainless steel sink situated at the lower level. Other kitchen amenities include maple paneled cabinets with crown molding, a skylight, and an upgraded stainless steel appliance package. A formal dining area is positioned off the kitchen.

Living room features include a gas fireplace with tile hearth flanked by alcoves. A wall of windows frames the view, with sliders opening to a full deck plumbed for a gas barbecue.

The generously-proportioned guest bedroom includes a standard closet with paneled bifold doors, and a balcony that overlooks Walnut Street.

The bedroom suite includes an extra-large sleeping area with an extended bay window framing the view to the west. A walk-in wardrobe closet is completed with ventilated wire storage shelves.

The Euro-style full bathroom has a clear glass door that seals the soaker tub and freestanding shower from the remainder of the room. The tub is encased in a tile surround, and the open shower is completed with tile walls. The double vanity is topped with marble tile.

Both bedrooms are served by a laundry room completed with vinyl flooring and maple paneled overhead cabinets.

The three-quarter bathroom includes a single vanity topped with white tile, travertine tile flooring, and a walk-in shower with ceramic tile surround.
