LAKE STEVENS — A $500,000 sewer project the city will begin May 3 will make a large segment of land in the Grade Road area developable.
"It brings the sewer to the last largely undeveloped land in the city," Lake Stevens planning and community development director John Jimerson said.
Already, three development applications are pending and two more are expected, he said.
One application, involving about 34 homes on Walker Hill Road, has received preliminary plat approval. Another application has been filed for 31 homes.
The city also is reviewing an application for five homes on Grade Road, and a developer wants to sell eight existing home lots on 36th Street NE. The city also expects to receive another application for 10 to 12 lots at Grade Road and 36th Street NE.
"We have some applications that will be flowing through that line. There are some that are rumored and haven’t been applied for yet," city public works director Rick Vilhauer said.
The sewer project will intermittently shut down all or parts of Grade Road from the covered bridge at Catherine Creek north for two-thirds of a mile to Highway 92.
Portions of the road are too narrow to allow safe traffic flow during construction, which could take up to two months. Local access will be provided, and detour routes established for residents.
The city will pay for the project from its real estate excise tax fund for capital projects and recover its costs as developers hook up to the sewer, Vilhauer said.
Jimerson couldn’t say what new homes in the area would cost, but added the most-recent plat in the city was Malia Heights at the northwest corner of the city, where homes range from $250,000 to $300,000.
There are about 120 potential home sites in the Grade Road area, he said.
A public meeting on the 31-site project on Walker Hill Road, called Catherine Crest, will take place at 5 p.m. May 12 in the Lake Stevens Community-Senior Center, 1808 Main St.
