What advice would you give us as homebuyers in this current market?

Buying a home can be exciting and nerve-wracking at the same time – even more so in a seller’s market with low inventory and multiple offers. Being prepared and organized will help make the process go a lot more smoothly…
1. Talk to a reputable lender and get pre-approved for a home loan before you start your search. Sellers want to know you can really afford their home before they will consider your offer. Your lender will discuss your down payment options and estimated closing costs.
2. Work with an experienced real estate broker who will send you property listings, that match your criteria, as soon as homes come on the market and guide you through the entire home buying process. In a low inventory market like we have now, the best homes that are priced right are selling fast. Be flexible with your time, go see homes with your agent and visit open houses to educate yourself about the market so you will be ready to move fast with an offer when you find a home you like.
3. Make sure you hire a highly recommended licensed home inspector to perform an in-depth inspection of the property you’re buying as soon as possible. Do not skip this step – it could cost you dearly.
4. Continue working with your lender throughout the home buying process to make sure there are no last minute financing problems. Make sure all loan documents are signed in a timely manner to make closing on your new home as smooth as possible.
