Here’s what is envisioned in Everett’s shoreline plan:

Mukilteo Tank Farm (former jet fuel storage): Redevelop for active waterfront with commercial, transportation and recreation uses.

Deep-water port area: Reserve for water-dependent marine commerce and heavy industry and military use.

Marina: A wide mix of activities, including commercial and public access.

North of 10th Street boat launch and west of Highway 529 (includes Maulsby mud flats): Mix of water-dependent industrial, commercial and recreational uses.

Smith and Spencer islands: Reserve for economic development and environmental restoration. Reserve land near the Snohomish River for water-dependent industrial, commercial and recreational uses.

Smith Island (east of Snohomish River): Langus Riverfront Park and the city’s waste-water treatment plant will continue to operate and reserve land for possible expansion. Encourage public access and environmental restoration.

Riverside industrial area: Continue with heavy industrial and reserve for water-dependent uses. Public access where possible.

Riverfront south of U.S. 2: High-quality mixed-use development including multiple-family housing, office park, light commercial and public access. Use 45 acres of 136 acres of the former Simpson Mill site as an office park, possibly for high-tech companies. The remainder would be used for conservation and park purposes. The southern portion would be for open space and park use. A road connecting River Road with the 41st Street interchange via the development pad may be located on the southern portion of the site.

Rotary Park on Snohomish River: Reserve for parks, agriculture and habitat restoration.

Silver Lake: Require high-quality standards for new commercial and multiple-family developments east of Silver Lake along Highway 527. Reserve land near lake and west of Highway 527 for residential and park uses.

Lake Stickney: Reserve the northwest portion for public access and preservation of environment.

Lake Chaplain watershed (Sultan area): Preserve as a high-quality water source.
