Developer proposes 294-unit apartment building near Lynnwood light rail

EVERETT — A Spokane developer proposed a 294-unit affordable apartment and commercial space near the Lynnwood City Center Station.

Titled Polaris at Lynnwood, the project will support the city’s advancement of housing and development as part of its Lynnwood Regional Growth Center, said Karl Almgren, a community planning manager for the City of Lynnwood, in an email.

“The Polaris project will implement new residential housing that is affordable and well-positioned near the Lynnwood City Center Station connecting light rail, bus rapid transit, and the Interurban Trail,” he said.

The Lynnwood Regional Growth Center is located along I-5 between Alderwood Mall and the light rail station to accommodate population growth. The growth center ties in with the City Center + Alderwood Subarea Plan, which prepares the city for increased infrastructure over 20 years.

Polaris will be able to connect to the currently out-to-bid 44th underpass project, which will add improvements to the pedestrian and bicycle streetscape, Almgren said.

“Additionally, we are excited to see this project coming together at a time when construction has struggled due to inflation, material costs, and market unpredictability,” he said.

Inland Group, the project applicant, declined to comment Thursday.

Currently, the site is used as a Park & Ride and Tesla charging station, according to planning documents. The proposed development located at 20800 44th Ave. W includes a six-story building above a two-level underground parking garage.

Among the parking stalls, 292 will be located in the garage, and 13 will be on the surface level.

The multifamily apartment complex sets out to offer 18 studios, 102 one bed/one bath units, 114 two bed/two bath and 60 three bed/two bath, planning documents said. Around 7,500 square feet will be indoor amenity space and a leasing office. There will also be 18,000 square feet of courtyard amenity space.

The amenity space is likely to consist of a gym, community room and theater/multipurpose room. Outside will likely include seating, barbecues, outdoor recreation space and planters.

Alongside the residential portion, the building will include 1,300 square feet of commercial space, used for a public coffee shop, planning documents said. As of May, when the project narrative was submitted, no other commercial space is contemplated.

For individuals who want to comment on the project, the comment period ends June 24, according to the project’s webpage. Comments should be written and delivered to the City of Lynnwood Development & Business Services Department office.
