Council set to OK houses near mall

Five new houses could be one big step closer to taking the place of one existing home at 18918 36th Ave. W.

The Lynnwood City Council on Nov. 5 reviewed 10 months worth of permits, hearings, conditions and other paperwork for the project proposed by Farbod Amini, who lives in the existing home that sits on 1.26 acres just north of Alderwood Mall. Final approval, scheduled for the Nov. 13 council meeting, is needed before Amini can start work on the project.

Amini applied for a permit in February. After city staff review of proposed plans, a series of changes were outlined in July and the city council had a public hearing in October. While the minimum lot size in that area is set at 8,400 square feet, Amini will be allowed to use lot-size averaging to reach that goal. To get the council’s approval, the project will also have to:

• Upgrade stormwater facilities on the site.

• Tie into the city sewer service to the area and abandon the former on-site septic system.

• Install sidewalks along 36th Avenue W.

• Install a private roadway entrance to serve four lots and a driveway to 36th Avenue W. for the fifth lot. Both the private road and driveway are restricted to right-in/right-out only turning movements as long as the traffic island is situated along the subdivision’s frontage.”

• The three residences on the west side will be required to have fire sprinklers.

• Unsuitable soils are to be hauled out off the site. Spreading of material over the site is not allowed after engineering plans are approved.
